Community Maintenance Update: Ditch & Pond Projects
Dear Residents,
Your HOA Board would like to keep you informed about upcoming maintenance work designed to preserve the beauty, safety, and function of our shared spaces.
Ditch Repair & Cleanout (estimate- $30,804.93)
Over the next several weeks, contractors will be repairing and cleaning out drainage ditches along Union Road.
This work is essential for ensuring proper water flow, preventing erosion, and reducing the risk of localized flooding during heavy rains.
This work is required by the city to maintain their drainage systems
While crews are on-site, please use caution in these areas and remind children to avoid work zones.
Pond Revitalization & Maintenance( estimate $13164.91 plus $8668.00 for electrical service)
The community pond is scheduled for revitalization and maintenance.
This includes clearing overgrowth, removing debris, and improving water quality to support a healthier ecosystem by installing and aerating.
These efforts will enhance both appearance and long-term sustainability
Some of the pond maintenance expenses will be recurring annually.

Recent maintenance projects and rising service costs have led to higher-than-expected expenditures this year. To ensure we can continue to maintain our neighborhood and protect reserve funds, the Board is currently considering a modest increase in HOA dues beginning in 2026. No decision has been made yet. We will review all options carefully and share details well in advance of any changes. Residents are encouraged to attend upcoming board meetings to stay informed and provide input.
